Agenda Item #39

Title
FS-2 Pahokee High School Project Modification

Description

Modification to the overall Project includes the following:

  • Scope of Work:   Minor Capital Project for structural repairs to existing columns at Pahokee High School, including, but not limited to Classroom Buildings #1, #2 and #3.
  • Description:  Design and construction services for structural repairs to existing columns.
  • Cause:  Steel columns supporting the two-story exterior covered walkway corridor structure have been found to be deteriorated and must be repaired/replaced.
  • Justification:  The classroom buildings require the repairs to remain in service for student occupancy.
During the overall Pahokee High School Remodel Project #1771-8427, the renovation project team became aware of a critical problem with structural steel columns supporting the two-story exterior covered walkway corridors constructed in 1986.

The steel columns are heavily corroded at top and bottom. The top connections are damaged by water intrusion from expansion joint leaks. The bottom connections were buried under concrete and some cases were found to be inadequately protected from oxidation/rust damage.

A piggyback Construction Manager at Risk (CMAR) contract with Gilbane Building Company will be utilized to replace or repair the structural columns.

An increase of $400,000.00 is required for the overall Pahokee High School Remodel Project #1771-8427 to complete the essential structural repair.

Chronology of Events and Anticipated Schedule:

  • During the overall Pahokee High School Remodel Project, it was discovered that there was significant rust on columns at Buildings 1, 2 & 3 in January 2012.
  • A Structural Engineering report was commissioned and a full analysis including the entire campus was then performed.  Subsequently, temporary shoring measures were immediately taken.
  • Invasive CM Pre-Construction Investigative Services were begun in April 2012. Permitting and Bidding of project repairs for Construction completed in October 2012.
  • The Repair project was Re-Bid for summer construction and greater subcontractor participation in March 2013.
  • The structural repairs GMP is being finalized and prepared for Superintendent review and signature in accordance with current District Policies.
  • Construction Repairs Schedule: Summer 2013:
    • Construction NTP: 4-25-13 (for Submittals & Pre-Construction)
    • Begin Construction on Site: 6-7-13 (no Student Occupancy)
    • Substantial Completion / TCO: 8-19-13
    • Final Completion: 9-17-13
