CP-5 North Palm Beach Elementary School Modernization Construction Management at Risk Second Amendment
Construction Management @ Risk Services required for the Phase II Guaranteed Maximum Price(GMP) with James B. Pirtle Construction Company d/b/a Pirtle Construction Company. The scope of work includes vibro-compaction of the soil within the new building footprint, chemical grouting under Building #8 and #9 (existing to remain), and the new building pad.
Approved Budget for Construction: $21,409,000.00
Budgeted Construction Cost per Gross Square Foot: $ 239.42
Preconstruction Phase Services Fee: $166,825.00
Phase I GMP: (Demolition) 699,452.00
Small Business Enterprise (SBE) Participation:
The Phase 2 GMP proposal includes 30% SBE participation for the CM Partner (Asset Builders) but no SBE participation for the sub-trades due to the limited scope of work and associated bid results. However, Pirtle is committed to meet the 30% SBE sub-trade participation goal when they submit their Phase 3 GMP proposal in the near future. Their total contract value (Phases 1, 2 & 3) will be evaluated when reviewing the overall SBE participation of the sub-trades.

I recommend the School Board approve the Second Amendment to the Construction Management at Risk Agreement with James B. Pirtle Construction Company, Inc. d/b/a Pirtle Construction Company in the amount of $382,820. for North Palm Beach Elementary School Modernization, Project No: 0131-7503, and authorize the Superintendent and Board Chairman to finalize and sign all required documents for the Phase II Guaranteed Maximum Price (GMP).
